The Tract (Production) Home
Tract homes are often what you see in large, gated subdivisions. A developer buys a massive “tract” of land and builds hundreds of homes using a few mirrored floor plans.
- The Experience: It’s efficient and often the most affordable entry point. However, your choices are usually limited to “Package A”, “Package B”, or no options at all.
- The Reality: You’re living in a home designed for the “average buyer,” not specifically for you. If you want to move a wall to create a larger pantry or change the window placement to capture a specific view, you’re usually out of luck.
The Semi-Custom Home
This is the middle ground. You typically work with a builder who has a library of existing plans. You can often make small structural changes—like adding or adjusting plumbing locations or adjusting some non-load baring walls—and you have a wider range of finish options.
- The Experience: Better than a tract home, but you’re still working within a “box.” You might get to choose your countertop material, but you are still not able to make the space uniquely your own.
